Elevating devices play a crucial role in modern buildings and have become an indispensable part of our daily lives. The importance of such devices to a building is multifaceted.

As a means of vertical transportation, elevating devices provide an efficient means of allowing people and goods to move between different building floors quickly and conveniently.  While they are optimized to utilize vertical space, they must be designed with enhancements to accessibility within a building, making it possible for individuals with mobility challenges, the elderly, and those with disabilities to move freely between floors.

Safety, time efficiency, and convenience are key factors when designing new elevator equipment. Still, perhaps the most important key factor in the design phase is how will the elevating device contribute to the overall efficiency of a building by facilitating the movement of people and goods. This is particularly important in commercial and residential buildings where a smooth flow of occupants can enhance the overall functionality and productivity of the space.

Elevating devices can be integral to the architectural design of a building, influencing its layout and structure, placement, size, and aesthetics when planning the building's layout must be considered.  New and well-maintained elevators can add significant value to a building, a reliable and efficient elevating system, especially one that fits the building design, is often considered a desirable feature.

Early Design Collaboration -

All new elevating device projects require design teams, architects, general contractors, and elevator consultants to some degree.  Elevating devices can be the heartbeat in buildings driving traffic and services efficiently and effectively.  Putting together a sound design and team is crucial for the successful integration of vertical transportation systems into a project.  Elevator consultants play a major role in the design stage and provide effective communication and coordination to stakeholders to ensure the design, installation, and maintenance of elevating devices align with the overall vision of the project.

Early design meetings with our consulting team to discuss project goals, spatial considerations, and design preferences are paramount.  Regular meetings involving all stakeholders can streamline design efforts and maximize objectives.  Design changes can be scrutinized early in the project and budget alignment can be mitigated effectively.  Having Canele by your side is the best risk mitigation plan you will have, we will ensure the right equipment is specified with sustainable resources.

06

Testing & Commissioning

Conduct thorough inspections and tests to ensure the elevator meets safety and performance standards.

Modernization -

Elevating devices have advanced a great deal in the past 50 years.  Heavy and bulky machines transformed down in size smaller and packed with technology and features.  Controls evolved from relay-driven logic to printed circuit boards with programmable logic, safety features, wireless capabilities, and remote access.  The most important advancement is the ability to tailor-make the equipment to suit your needs.

Most elevators are built to provide about 20 years of great service operation and service, as opposed to up to 50 years provided by older technology pre-dating the 2000's.  The determining factor is the quality of service your equipment is receiving from your service provider.  However, as the age and equipment of your elevating device become increasingly difficult to source out or repair, along with code changes and deteriorating performance, an overhaul of the devices is imminent.

Most will argue that full elevator modernization is necessary to overcome all concerns with your elevating devices.  Canele does not believe the first reaction should be modernization, in the contrary, it should be the last resort.  Several variables will factor in before a modernization should be considered, cost, continued unrepairable service interruptions, level of degradation, quality of elevator service provided, etc.  If the decision is to modernize, Canele is proficient with modernizations with experience of over 1500 managed projects and will be ready to assist.

  • Collaborate with engineers and architects firms to establish the best elevator design build strategy that will seamless fit into the overall project design build.

  • Assess site, equipment, and client requirements and recommend a design set suitable for the building and long-term sustainability.

  • Write specifications, agreements, and tender bid documents.

  • Review and approve design drawings, finishes, and installation methods.

  • Provide equipment design set fully compliant with prevalent safety codes, equipment codes, provincial, and other regulatory requirements while ensuring equipment and is fully accessible to persons with handicaps.

  • Conduct tender calls, invite suitable bidders, and provide bid analysis with recommendations.

  •  Provide management services to oversee projects routinely.

  • Provide turnkey solutions to the client to add a second level of project management including third-party trades.

  • Provide site reviews to ensure the project is consistent with the communicated schedule and minimize risks.

  • Provide ongoing verbal and written communication support to clients, installer, and third-party trades.  Conduct routine short meetings to review progress and report to stakeholders.

  • Provide post-installation assessment of the new equipment to ensure compliance with project specifications.

Equipment Service & Maintenance -

Perhaps the most important aspect of owning elevating devices is selecting the right elevator service provider to maintain your equipment.  Building owners, property managers, and facility operators rely on the elevator service provider to maintain performance, uphold equipment and rider safety, operational efficiency, ride quality and comfort of your tenants, and most importantly, reliability.  Your equipment, regardless of age, will degrade quickly and consequently fail if not adequately serviced.  The responsibility is levied on to the owner to navigate through contracts, codes, industry standards, and other factors related to contractor responsibilities and equipment standard of care.  Canele can assist with minimizing your risks and protect your assets and investments.  With Canele, you can expect us to:

  • Review elevator maintenance (preventive maintenance) schedule and activities to ensure alignment with industry standards and the equipment manufacturer's recommendations.

  • Check the completeness and accuracy of maintenance records, including work performed, inspections, and any replacements or elevator repairs.

  • Verify that the elevating devices systems adhere to local and international safety codes and regulations as well as evaluate functionality of the safety features.

  • Evaluate the smoothness and comfort of the elevator ride or escalator travel and effectiveness of communication systems, including signage and announcements.

  • Assess the cleanliness of all elevating devices components.

  • Assess elevator service provider's recommendation and proposals.

  • Evaluate the communication and responsiveness of the service provider's team.

  • Review service contract and ensure the service provider meets the terms and conditions and ensure attending technicians are licenced and qualified to service the equipment.

  • Assess the transparency of billing and any additional charges.

Equipment Assessment -

Elevating devices' condition assessments are thorough evaluations conducted to determine the current state, performance, and safety allowing us to determine the overall reliability.  Condition assessments can be crucial information for building owners, property managers, and facility operators to make informed decisions regarding elevator service levels, contractor performance, equipment sustainability, safety, rider comfort, recommended upgrades, and more.  As a neural entity working with the owner, Canele will:

  • Assess the overall performance of your elevating devices, including speed, ride quality, and operational efficiency.

  • Observe response times and check for any abnormal noises or vibrations.

  • Review and evaluate safety features, including braking means, interlocks, sensors, and other measurable features.

  • Ensure compliance with current safety codes and regulations.

  • Examine the condition of components and any signs of wear and malfunction.

  • Assess door equipment and system including alignment, speed, and responsiveness.

  • Evaluate the condition of visible components, lighting, visual and audible signals, and general maintenance including owner's tasks.

  • Verify functionalities of accessibility features for passengers with disabilities and ensure compliance with accessibility standards.

  • Examine service records to understand the history of elevator repairs, replacements, preventive maintenance, and MCP tasks. Ensure maintenance adheres to manufacturer requirements, industry standards, and codes and regulations.

Specification Writing -

Writing elevating devices specifications and tender documents is a critical step in any project's procurement process.  These documents help define the requirements and expectations for the products and services being solicited and ensures potential contractors have a clear understanding of the project.

Canele is proficient with writing specifications for any project, regardless of size, application, and budget.  We are able to tailor the specification documents to your project design and requirements saving you time and aligning all costs with your budget.
